This historic Leslieville loft has a lot of its ‘original charm.’ Is it ideal for young professionals?

X-factor: The big, high windows, which bring in a lot of natural light, is probably the biggest selling point, the Star’s real estate expert Othneil Litchmore said.

Unit 509A at 245 Carlaw Avenue is a loft on the top floor of a repurposed factory building.

Wrigley Factory is in the heart of Leslieville. It was originally built in 1916 and later converted to hard lofts in 1998.

“The building and common areas have retained much of the original charm and architectural interest of the industrial era, with soaring 14-feet ceilings,” said Sylvia Lindae, the listing agent.

Adding that the unit has polished concrete floors, original columns, wall-to-wall steel paned windows, and is facing south toward Lake Ontario.

The front door opens up directly to the main room where the bright light living room and kitchen, stocked with stainless-steel appliances, are all in one space.

There is also a mezzanine where the bedroom is.

Litchmore said that an issue people might run into with this type of living space is the lack of privacy.

“Well, there’s no door or anything. You walk up the stairs and (the bedroom) is just right there.” “It doesn’t have a lot of privacy.”

He added that the loft itself would be great for entertaining and is ideal for young working professionals.

Lindae said that a good percentage of the residents in Wrigley Factory run businesses out of their residences.

The building has two freight elevators, one on the north side of the building and the other south, as well as a regular passenger elevator.

“Loft 509A would be perfect for any urban professional, first time buyer, or downsizer looking for a pied-a-terre in a vibrant community,” Lindae said.

She added that the building is close to shops, restaurants and local businesses, and is also an easy commute downtown via TTC, bike or car.

Is it listed at its value?

Lindae is expecting the property to sell close to the listing price.

Another loft in the area, also on Carlaw Avenue, sold for $865,000 in March, Litchmore confirmed.

He believes it’s listed at around the right price. Buyers would also be looking at maintenance fees of $499 per month. per HouseSigma

The Toronto Regional Real Estate Board’s Q1 report found that the average price of a condo in the city was $723,186.
